Henlopen Acres
The town of Henlopen Acres is one of the third-smallest incorporated communities in the state of Delaware. It is located just south of North Shores, where United States President Joe Biden owns a summer house. Other neighboring communities include Rehoboth Beach, West Rehoboth, Shady Grove, Anne Acres, Silver Lake Shores, and Carpenters Corner. One of the main roadways within the community is Tidewaters, along with Pine Reach Road.
History
Initially, the town was inhabited by Native Americans before the settlement of the Europeans. One early Dutch settler was the merchant Samuel Blommaert.
The town’s name is believed to be in honor of Thijmen Jacobsz Hinlopen, an early merchant from Amsterdam. Hinlopen was a Dutch leader of a whaling company of Noordsche Compagnie established in 1617.
Colonel Wilbur S. Corkran purchased 156 acres of farmland in 1930 for $100,000. He developed the area into the residential seaside community it is today. In 1970, the developed community was officially incorporated.
Neighborhood
The small community has one-third of its home lived in year-round, and the rest consists of rental or vacation homes. Real estate averages $456,570 but includes some homes that cost $100 million. The area is separated into 216 parcels of land with 205 houses built upon them, in addition to the following:
- the town hall and maintenance area
- the town’s marina
- the Henlopen Acres Beach Club
- the Rehoboth Art League
The quant town does not have its own police department but rather a private security company. This same security company provides services to North Shores. The Rehoboth Beach Fire Department provides fire and rescue services to the community.
Although there are very few parks in the neighborhood, Gordons Pond State Park Area is just a short drive north. The park has many scenic trails for hiking or biking. Other amenities include:

- horseback riding
- swimming area
- pavilions
Demographics
In 2020, the community had 139 residents. This was an increase of 13.9% from the count of 122 residents in 2010. Between 2000 and 2010, the community experienced a decline of 12.2%, following an overwhelming increase of 29.9% from 1990 to 2000. The racial makeup in 2000 was the following:
- 96.40% White
- 2.88% African American
- 0.72% Pacific Islander
The income median was $122,423 per household and $162,681 for a family. Some professions represented by the workforce include the following:
- 58.4% executive, management, and professional occupations
- 22.1% sales and service positions
- 10.2% clerical, assistant, and tech support roles
- 9.3% manufacturing and laborer jobs
